Marcus Theatres Announces New Cinema in East Troy, Wis.
All Stadium Seating, Digital Sound Theatre To Serve Growing Market

MILWAUKEE--(BUSINESS WIRE)--Dec. 1, 2004--Marcus Theatres Corporation, a division of The Marcus Corporation (NYSE:MCS), today announced plans to build a new movie theatre in the growing community of East Troy, Wis., about 30 miles southwest of Milwaukee. Still in the planning stages, the theatre will have a minimum of eight screens and will be designed for long-term future expansion of up to 20 screens.

"The growth in the East Troy area along I-43 in Walworth and Waukesha counties has been explosive. Because of the dynamic growth in population and increasing business development, we are confident that the time is right for a new theatre in East Troy," said Bruce J. Olson, president of Marcus Theatres(R). The theatre will be located in the East Troy Business Park at the intersection of Highway 120 and I-43. The East Troy Business Park is a joint development of MLG Investments and the Village of East Troy.

"The addition of a Marcus theatre in the East Troy Business Park will be a terrific plus for the community and for continued development of the park. I think I speak for the rest of the Board when I say we look forward to working with Marcus Theatres Corporation to bring this project to the area," said Bill Loesch, Village President.

"The new theatre will create an entertainment destination in East Troy. Moviegoers in northern Walworth and southern Waukesha counties will be able to attend films at a new state-of-the-art theatre that they can easily reach from any direction. East Troy's central location between Elkhorn, Mukwonago, Muskego and Delavan will attract moviegoers from along the I-43 corridor and other communities east and west of East Troy," said Olson.

"The planned East Troy Cinema will feature all of the amenities that moviegoers expect - stadium seating, digital sound, big curved screens, comfortable seats in every auditorium - and the latest first-run films. The East Troy Cinema will showcase the best new technologies available in the industry, including online print-at-home ticketing, an e-mail showtime service and lobby entertainment on flat-screen monitors. The theatre will feature Marcus Theatres' exciting new '2010' art deco interior design concept. This new design uses elegant finishes such as warm woods, rich stone floors and granite counters to create an attractive, upscale environment for moviegoers," Olson said.

"The East Troy Cinema will offer another amenity that moviegoers love - self-serve soft drinks. People enjoy being able to choose from our large selection of Pepsi(R) products and also appreciate time saved at the concession counter. Self-serve soft drink centers at other Marcus Theatres locations have been a huge success. The theatre will also include an expanded concessions menu where everything from pizza to nachos and hot dogs will be available," added Olson.

Additional amenities at the East Troy Marcus Cinema will include:

A construction start date has not been set, pending completion of a final development and construction timetable.
