The Fox Theater in Montrose, Colorado has been a fixture for nearly 100 years, and it's up for sale.

Located on Cascade Avenue near Main Street, the theater originally opened in 1929 as a single-screen movie theater with a Middle-Eastern architectural style, complete with a dome and minaret. It now has three screens, with the original auditorium split in two on the bottom and a "Penthouse" suite above.

The 18,000 square foot property is currently listed with Renfrow Realty for $1.7M and is being advertised as either continuing as a movie theater or an opportunity for its "next phase of life." Total assessed value in 2023 is advertised as $495,450. It appears that anyone wanting to purchase it and continue using it as a movie theater will need to make an additional investment. A note on the sale flyer reads:

If business and trade fixtures are not purchased with the Real Estate, future owner will be required to sign a non-compete clause/restricted covenant, prohibiting any movie theater company/motion picture distributor for 20 years after purchase of property.
