Franklin, WI: Marcus Showtime Value Cinema For Sale, But Reopening June 25, 2021

The Marcus Showtime Value Cinema in Franklin, Wisconsin will reopen on Friday, June 25, 2021. Located on Loomis Road just west of Highway 100, the theater had been closed since March 2020 due to the coronavirus pandemic.

Along with dusting off the projectors, seats, and concession stands, the biggest change at the theater is that it will be showing first-run movies when it opens on Friday. With the news that new releases such as F9 The Fast Saga and The Hitman's Wife's Bodyguard, the theater's name will be changed to the Marcus Showtime Cinema (dropping the "Value" moniker). While they haven't updated their official ticket prices information yet, we believe tickets will be going from $3.50 for all seats (except for Tuesdays, when they were $2.00) to something more in line with the company's other first-run theaters.

Even though the theater is reopening, there is a "For Sale" sign at the entrance. The 54,388 square foot building and 13.44 acres of land is listed through commercial real estate firm Newmark for a selling price of $4.7M.

The theater originally opened in 2003 as an independent operation called the Showtime Cinema. It was purchased by Marcus Theatres in 2011. Its location is ideal and not ideal at the same time. It's ideal in the fact that it is 5-6 miles away from other movie theaters in the area, but the fact that it is located out of sight from the intersection of Highway 100 and Loomis Road, and its visibility is further limited by its distance from Loomis Road and the rural surroundings. When traveling on Loomis Road, it's actually quite difficult to know that there is a theater there, and you're driving right past it. Movie theaters aren't meant to be hard to notice. They're meant to be welcoming, inviting, and putting their reason for being out there for all passersby to see. This theater has none of that right now.

It's quite possible that this is still a good location for a movie theater, but perhaps not a good fit for Marcus Theatres, which seems to like locations closer to higher populations and busier intersections. Maybe we could see another company, such as Emagine Entertainment come in and make this their second Wisconsin location, after the impressive job they did with the Emagine Geneva Lakes in Lake Geneva? I would imagine that Marcus would not welcome such competition, and any sale would likely have a non-compete stipulation of some kind. But one can dream of such possibilities...
